Proposed Rezoning and Plan Amendment
A planning application (map) has been received for a property at 10757 83 Avenue NW.

The application proposes to rezone the property from Low Rise Apartment Zone (RA7) to Direct Development Control Provision (DC1)

The proposed DC1 Provision accommodates the designation of the Douglas Manor Apartments as a Municipal Historic Resource while allowing an addition to the building. 
The proposed addition would be primarily to the south of the existing structure in the form of a 6-storey residential building with commercial uses facing 108 Street NW at ground level. With the addition, the zoning would allow a total of 59 residential dwellings on the site. No vehicular parking would be provided for the building.

An amendment to the Garneau Area Redevelopment Plan is also proposed to allow for 6 storeys at this location instead of the currently directed 4 storeys.

10903, 10907, 10909, and 10911 79 Avenue NW

A planning application (map) has been received for properties at 10903, 10907, 10909, and 10911 79 Avenue NW. 

The application proposes to rezone the properties from Low-Rise Apartment Zone (RA7) and Medium Scale Residential Infill Overlay to Site Specific Development Control Provision (DC2).

The rezoning would enable construction of a 50-unit 4-storey apartment building with the opportunity for limited commercial development on the ground floor facing 109 Street. 

The draft DC2 proposal includes ground level units with individual access at ground level onto both 79 Avenue and 109 Street. The proposal includes underground parking and minimal surface parking for visitors.

Northeast corner of 86 Avenue and 112 Street NW.

A planning application has been received to rezone land located along 86 Avenue east of 112 Street NW.  This proposal includes 8603 112 Street NW and 11120, 11122, 11124 and 11132 86 Avenue NW.

The proposed rezoning would allow for the development of two residential towers with street-level commercial opportunities along 112 Street NW and townhouses along 86 Avenue NW.

The application also includes a proposed amendment to the Garneau Area Redevelopment Plan (ARP).

The session provides an opportunity to learn more about the proposed rezoning and share feedback with the City and the applicant. Feedback will be summarized in a report to City Council when the proposed rezoning goes to Public Hearing.

A planning application has been approved for land at 8307 109 Street NW, on the site of the former Knox Metropolitan United Church. This application included a rezoning and amendments to the 109 Street Corridor Area Redevelopment Plan.
