Property Zoning Review Process

A property is reviewed by a development planner who will determine the current zone and any relevant overlays and provide their general purpose in the zoning confirmation report.

The zoning of a property determines the types of uses permitted, what kinds of structures may be built and where those structures may be located on the property.

All current and proposed zoning is available for free online at maps.edmonton.ca.

Once a request is submitted, we will review the information for the property address shown in the application and provide a report specifying the zone and its general purpose.

The average length of time to process applications is 10 working days; however, this time could increase if workloads are particularly heavy.

Online Service

Applicants can submit an online Zoning Confirmation Report request. You will receive confirmation via email with a link to check the status of the application at any time.

Payment can be made online or over the phone with a credit card by calling 780-442-5054. (Note, the project number will be required to make payment over the phone).

Payment must be made in full within five (5) business days of submitting your application.

Once the application is reviewed, you will receive the Zoning Confirmation Report via email from the City of Edmonton.

Please note any paper applications received are subject to a delay in processing times.

You will receive an email notifying you when the application is complete and payment instructions will be provided. Payment can also be made by mail with a cheque to the address above.

Fees

The 2024 zoning confirmation report fee is included in the 2024 Planning and Development Fee Schedules , effective January 1, 2024.​
