Station Pointe is a new urban village on Fort Road, near Belvedere LRT Station.

The City, as the Land Developer, has created the Station Pointe Project, a model for Transit Oriented Development. It is a demonstration project for Edmonton’s Urban Land Intensification Strategy/Smart Choices as part of Edmonton’s Urban Sustainability Action Plan and incorporates environmentally sustainable development practices.

The City is considering changing Station Pointe zoning from direct
control (DC1) to the standard zone of low rise apartment housing (RA7).

The goal of this change is to allow more options for development at Station Pointe. This would mean moving away from the original plan requiring high density or tower apartments and, instead, moving towards lower density housing. Lower density housing includes townhomes and low rise apartments.

About the Project

The Fort Road Old Town Master Plan was approved in 2002 with the goals of revitalizing the historic Fort Road, accommodating an increase in vehicle traffic, enhancing commercial activity, adding high-density residential housing and increasing LRT ridership.

In 2007, as part of the implementation of the master plan and in consultation with the community, the City completed the Fort Road Urban Design Plan, amendments to the Belvedere Area Redevelopment Plan and the rezoning of 7 areas along Fort Road to Direct Development Control Provision. The Belvedere Community Revitalization Levy Area Plan (Bylaw 15932) was approved in 2012 and has funded the City’s redevelopment of the Station Pointe area.

As the 2004 Award of Excellence winner from the Alberta Association, Canadian Institute of Planners 2008 Brownie Award of Excellence from the Canadian Urban Institute, as well as a being accepted as a finalist for the 2010 GLOBE Award of Excellence in Urban Sustainability, this project is a joint effort by the City of Edmonton and the Fort Road community, to create a more affordable alternative to urban sprawl.
