A planning application (map) has been received for a plan amendment and rezoning of properties at 15802 100 Avenue NW, 15808 100 Avenue NW, and 15810 100 Avenue NW. The proposed plan amendment and rezoning would allow for commercial and mixed-use development.
The plan amendment would change the designation of the lot at 15810 100 Avenue NW from Transit-Oriented Housing to Mixed Use Hub to correspond with the other two lots.
All three lots would be rezoned from Single Detached Residential Zone (RF1) to Low-Intensity Business Zone (CB1). The purpose of this zone is to provide for low-intensity commercial, office and service uses located along arterial roadways that border residential areas.
Development shall be sensitive and in scale with existing development along the commercial street and any surrounding residential neighbourhood.
The Main Streets Overlay would also apply, requiring pedestrian-oriented development with buildings built at or near property lines along roadways.
