A planning application was received to rezone a portion of land in the Charlesworth neighbourhood located south of 4 Avenue SW and west of 50 Street SW. On March 19 2018, City Council refused the proposed rezoning and passed a motion (item 3.15) directing Administration to provide a report on the health of the tree stand on the site to Urban Planning Committee in the first quarter of 2019.
The site is currently zoned, and . This current zoning allows for retention of a tree stand and development of a pedestrian-friendly community commercial area that includes commercial, residential, office, entertainment, and institutional uses.
The existing natural tree stand on the north part of the site is no longer sustainable, leading to the proposed rezoning.
The proposed rezoning to Public Utility Zone (PU), (DC1) Direct Development Control Provision and Low Rise Apartment Zone (RA7) would allow for the development of a fire station by re-designating a natural area to a public utility lot. It would also expand sites designated for commercial and medium density residential housing, make minor changes to the Direct Development Control Provision (DC1) regulations for the pedestrian-friendly community commercial center and remove the Municipal Reserve designation on the site.
This application included an amendment to the Charlesworth Neighbourhood Structure Plan (NSP), and the Southeast Area Structure Plan (ASP) to reflect the proposed rezoning. The proposed amendment would remove the existing tree stand and incorporate the development of a fire station and expand the community commercial area.
Open House Feedback
