The applicant proposes to change three residential zones in these neighbourhoods;, , and , to under this rezoning.
The applicant’s intent is to develop zero lot line single family homes, where one side setback, the distance that a development must be set back from a side lot line, is reduced to 0 metres, and each building is developed on its own lot. Thezoning is the only standard residential zone which allows for zero lot line homes.
The Residential Mixed Dwelling Zone (RMD) zone is a low-density zone which allows for single detached, semi-detached housing, and limited row housing. Row housing would be the only additional permitted use allowed under the rezoning. The row housing zone can result in a broader variety of lower-density housing along a street.
