North of 41 Avenue SW, between 91 Street SW and 66 Street SW

A planning application (map) has been received for a proposed plan amendment and text amendment for an area north of 41 Avenue SW, between 91 Street SW and 66 Street SW.

This application includes an amendment to the text, maps, and statistics of The Orchards at Ellerslie Neighbourhood Structure Plan for the following aspects:

  1. Revise the existing designation from Row Housing and some areas of low-density residential to Street-Oriented Residential. This will allow for a variety of housing types; single detached, semi-detached, row and stacked stacked row housing, with smaller front yard setbacks and lane access only.
  2. Allow for the use of a Special Area to create nodes of unique housing forms in The Orchards at Ellerslie neighbourhood.

As part of this, there is a proposed text amendment to the Zoning Bylaw to create this Special Area with three different zones, to be used within the area specified on the Special Area Boundary map, to allow for innovative low and medium density housing forms.

There is no rezoning as part of this application.

There is also an amendment to the statistics and text of the Ellerslie Area Structure Plan, which is required by these amendments to the Orchards Neighbourhood Structure Plan.

2504 66 Street SW and 3004 66 Street SW

A planning application (map) has been made to rezone portions of 2504 66 Street SW and 3004 66 Street SW. The site is located west of 66 Street SW and north of 41 Avenue SW in the Orchards at Ellerslie Neighbourhood. 

The application is to rezone from Agricultural Zone (AG) to Public Utility Zone (PU), Public Parks Zone (AP), Low Rise Apartment Zone (RA7), and Residential Mixed Dwelling Zone (RMD). The proposed zoning will accommodate the development of a stormwater pond, public park, and low and medium-density residential development.

The application also includes an associated amendment to The Orchards at Ellerslie Neighbourhood Structure Plan (NSP) to enable the proposed rezoning. The amendments include:

  • Relocate and reduce the size of a public pocket park
  • Reduce the size of a stormwater pond
  • Reduce the size of a medium-density residential area

30 Avenue SW East of Orchards Boulevard SW

A planning application has been made to close a portion of 30 Avenue SW (old 30 Avenue SW alignment) east of Orchards Boulevard SW in the Orchards at Ellerslie neighbourhood. 

If the closure is approved by City Council, the closed portion of 30 Avenue SW will be consolidated and subdivided to create six semi-detached residential lots.

The proposed road closure conforms with the associated Orchards at Ellerslie Neighbourhood Structure Plan (NSP).

This planning application (map) has been approved to rezone a portion of 2504 66 Street SW in The Orchards at Ellerslie neighbourhood. The approved rezoning is from Planned Lot Residential Zone (RPL) to Semi-detached Residential Zone (RF4). The applicant intends to construct four semi-detached residential lots in the rezoning area.  

The rezoning conforms to The Orchards at Ellerslie Neighbourhood Structure Plan (NSP), which designates this site for low-density residential uses.

A planning application (map) as been approved for a rezoning in the Orchards at Ellerslie neighbourhood. The approved rezoning is from Agricultural Zone (AG) to Residential Mixed Dwelling Zone (RMD)

The purpose of the rezoning is to accommodate the development of a range of dwelling types and densities including single detached housing, semi-detached housing, and limited row housing. 

The approved rezoning conforms to the associated The Orchards at Ellerslie Neighbourhood Structure Plan (NSP) and the Ellerslie Area Structure Plan (ASP)
