A planning application (map) has been made to rezone a portion of 9831 231 Street NW (located south of the future intersection of 97 Avenue and 231 Street).
The current zoning is Low Rise Apartment Zone (RA7), which allows for apartment housing up to 16 m high (approximately 4 storeys) and Semi-detached Residential Zone (RF4), which allows for single detached housing and duplexes.
The proposed zoning is for Low Intensity Business Zone (CB1) and Residential Mixed Dwelling Zone (RMD). The CB1 Zone allows for the development of commercial, office and service uses. The RMD Zone allows for single detached housing, duplexes and row housing.
An associated application has been made to amend the Secord Neighbourhood Structure Plan to align with the proposed rezoning. The amendment proposes to add approximately 1 hectare of commercial area and reconfigure approximately 0.3 hectares of medium density residential south of the future intersection of 97 Avenue and 231 Street.
