The proposed rezoning, including the 2 associated plan amendments, received 2 readings at the November 17, 2017 Council public hearing. The item went to the Capital Region Board (CRB) before being considered for a third reading and final Council decision.

About the Proposal

The purpose of the application is to rezone the lands in the mixed-use Marquis Town Centre area, which is envisioned as a pedestrian-friendly, mixed-use transit-oriented centre

Proposed Rezoning

The proposed rezoning would change the area from Agricultural Zone (AG) to:

Special Area Zones

The proposed rezoning will also create four Special Area Zones for the Marquis neighbourhood. Land uses and development regulations are proposed under the: 

Mixed-Use Transit-Oriented Town Centre

The proposed special area zones will allow for distinct areas within a cohesive mixed-use transit-oriented town centre. Standard zoning is proposed for the development of a stormwater management facility and retention of an existing pipeline, the protection of a natural area and ravine lands, and a public plaza adjacent to a future LRT station.

Associated proposed plan amendments to the Horse Hill Area Structure Plan and Marquis Town Centre Neighbourhood Structure Plan accompany these rezonings.
