10430 143 Street NW

A planning application (map) has been received to rezone a property at 10430 143 Street NW. The application proposes to rezone the property from Residential Infill (RF3) to Site Specific Development Control (DC2).

Flag-Shaped Lot Pilot Project

This application is one of three rezonings which are part of the City's Flag-Shaped Lot Pilot Project. This pilot project is determining if flag-shaped lots, also known as flag lots, are feasible for the average lot type in Edmonton.

The goal of the pilot project is to explore the feasibility of independent ownership of garden suites, instead of renting, on a salable piece of land.

A Site Specific Development Control (DC2) zone will allow for the implementation of new development rules to allow for this to happen.

A public engagement information session on the Flag-Shaped Lot Pilot project and LDA18-0055 has been scheduled for the Grovenor neighbourhood.

14334 103 Avenue NW

A planning application (map) has been made to close lanes next to 14334 103 Avenue NW that have been deemed surplus to the City’s needs, and allow for sale and consolidation of this area to adjacent property owners.

If approved, the closed lane area would also be rezoned from Urban Services Zone (US) to Small Scale Infill Development Zone (RF3), to allow for consolidation with the property to the south. The zoning line is currently drawn to the centre line of the lane; meaning that the north half of the lane is zoned Urban Services Zone (US), and the south half is zoned Small Scale Infill Development Zone (RF3).
