Road closure of a portion of 156 Street SW near 1106 156 Street SW

A planning application (map) has been received for a portion of 156 Street SW near 1106 156 Street SW.

This application proposes to close portions of 156 Street SW in accordance with the Glenridding Ravine Neighbourhood Structure Plan

The portions to be closed are proposed to be incorporated into the neighbouring residential development, parkland, and a stormwater management facility, in alignment with the neighbourhood plan.

Proposed Road Closure

planning application (map) has been made to close a portion of 156 SW south of Rabbit Hill Road SW in the Glenridding Ravine neighbourhood.

If the closure is approved, the closed portion of 156 Street will be consolidated with the adjacent subdivision for residential uses. Other portions will be used for the development of a stormwater management facility and the development of a local park. 

The proposed road closure conforms with the associated Glenridding Ravine Neighbourhood Structure Plan (26MB).

A planning application (map) has been received to rezone a portion of land at 2531 170 Street SW.  

The application proposes to rezone the land from Agricultural Zone (AG) to Semi-detached Residential Zone (RF4), Residential Mixed Dwelling Zone (RMD), Residential Small Lot Zone (RSL), Public Utility Zone (PU), and Direct Development Control Provision (DC1)

The purpose of the rezoning is to allow for single detached housing, semi-detached housing (two units side-by-side), row housing (three or more units side-by-side), and a portion of a stormwater management facility.

The purpose of the proposed DC1 Zone is to allow for larger building footprints (higher site coverage). Single and semi-detached housing will be permitted in DC1 - Area A and row housing will be permitted in DC1 - Area B.

The application conforms with the Glenridding Ravine Neighbourhood Structure Plan (25MB).

A planning application (map) has been received proposing to rezone land at 3611 170 Street SW. The proposal is to rezone from Agricultural Zone (AG) to Metropolitan Recreation Zone (A), Public Parks Zone (AP), Low Rise Apartment Zone (RA7), and Residential Mixed Dwelling Zone (RMD)

The purpose of this rezoning is to preserve the Whitemud Creek Ravine, to dedicate land for a public park, and to accommodate the development of medium and low density residential lots.

A planning application (map) has been received to rezone properties at 1106 156 Street SW, 1920 156 Street SW and 1821 Rabbit Hill Road SW.

The application proposes to rezone the properties from Agricultural Zone (AG) to Site Specific Development Control Provision (DC2), and to develop row housing with a maximum height of 14 metres (approximately 4 storeys).

An associated application, LDA17-0458, to amend the Glenridding Ravine Neighbourhood Structure Plan, has been submitted to align with the proposed rezoning.

Rabbit Hill Road SW and Glenridding Boulevard SW

planning application (map) has been made to amend a portion of the Glenridding Ravine Neighbourhood Structure Plan (NSP)

The application proposes to allow approximately 3 hectares of row housing east of Rabbit Hill Road SW and south of Glenridding Boulevard SW. The area currently allows for low-density residential housing.

An administrative amendment to include a small pathway in the northern portion of the neighbourhood is also proposed with this application.

3245 170 Street SW

A planning application (map) has been approved to rezone 3245 170 Street SW. The site is located east of 170 Street SW and south of Rabbit Hill Road SW in the Glenridding area. 

The application is to rezone from Agricultural Zone (AG) to Public Parks Zone (AP), Public Utilties Zone (PU), Low Rise Apartment Zone (RA7) and Residential Mixed Dwelling Zone (RMD). The approved zoning will accommodate the development of low and medium-density residential development, a park, and a portion of a storm water pond.

The application also includes an associated amendment to the Glenridding Ravine Neighbourhood Structure Plan (25MB) to facilitate the rezoning. 

The amendment proposes to relocate a public park and replace a site designated as low-density residential with medium-density residential in the northwest corner of the site.
