The application proposes rezoning the site from Neighbourhood Convenience Commercial Zone (CNC) to Site Specific Development Control Provision (DC2).

The proposed DC2 rezoning would allow for minor alcohol sales (maximum floor area of 275 sq. m) and major alcohol sales (maximum floor area of 325 sq. m) in addition to the convenience commercial uses allowed under the CNC Zone. 

The proposal conforms with the Cavanagh Neighbourhood Area Structure Plan which designates this site for Neighbourhood Commercial uses.

2204 103A Street SW

A planning application (map) has been received for a plan amendment and rezoning of a property at 2204 103A Street SW.

The proposed rezoning from Agricultural Zone (AG) to Low Rise Apartment Housing Zone (RA7) will allow for the opportunity to develop apartment housing on a portion of the site located at 2204 103A Street SW. A portion of the site located along the top-of-bank is proposed to be rezoned from Agricultural Zone (AG) to Metropolitan Recreation Zone (A) to preserve the integrity of the North Saskatchewan River Valley system, in accordance with Policy C542.

A proposed amendment to the Cavanagh Neighbourhood Structure Plan, proposing to re-designate the subject area from low density residential uses to medium density residential uses, accompanies this rezoning.

A planning application (map) has been received to rezone properties at 10931 30 Avenue SW and 11104 30 Avenue SW. 

The application proposes to rezone the properties from Agricultural Zone (AG) to:

A plan amendment to the Cavanagh Neighbourhood Area Structure Plan would also be required to reduce the amount of residential development and increase the amount of commercial development in the plan area.

West of Calgary Trail NW, East of 111 Street NW, South of the New 30 Avenue SW Location, and North of 41 Avenue SW

A planning application (map) has been received proposing to close a portion of ​the previous 30 Avenue SW location in Cavanagh, located south of the new 30 Avenue SW location and east of 111 Street SW.

Once closed, it is proposed that the ​closure​ area will be consolidated with the adjacent ​lands to accommodate subdivision of land.

A planning application (map) has been received to rezone a property at 10931 30 Avenue SW.

The application proposes rezoning the site from Residential Small Lot Zone (RSL) to Residential Mixed Dwelling Zone (RMD).

The Residential Mixed Dwelling Zone is a low-density zone that allows for single detached and semi-detached housing, with an opportunity for limited row housing. The Residential Mixed Dwelling Zone can allow a broader variety of lower-density housing types along a street.

The proposed Residential Mixed Dwelling Zone zone conforms to the Cavanagh Neighbourhood Area Structure Plan, which designates the area for low-density residential development.
