City building permits make sure that development on your property meets the Edmonton Zoning Bylaw requirements as well as the standards of the Alberta Building Code and Mechanical Permits Bylaw.
About the Service
The building permit application and approval process ensures all home construction meets the City of Edmonton's Zoning Bylaw requirements as well as meeting building and mechancial standards to ensure what you build is safe. Construction details are assessed and approved based on Provincial and City regulations.
Depending on the type of residential construction, you may need to apply for different types of permits.

Some of the permits that may be required are:
1) Development Permit - Development Permits are issued using the Edmonton Zoning Bylaw. They are required when the construction is for a new building, when there will be changes done to the exterior of an existing building or construction will result in a change of use (i.e. constructing a Secondary Suite within an existing single family home).
2) Building Permit - Is a permit that is issued after the detailed construction drawings are reviewed to ensure they meet standards set in the Alberta Building Code. You can buy a complete copy of the Alberta Building Code from the Province of Alberta's Learning Resource Centre.
3) Combination Permits - These are permits that are issued that have both the Development Permit and Building Permit together on the same job. (i.e. uncovered deck with or without a hot tub, detached garage, detached shed etc)
4) New Single Family House Combination Permit - This is a permit for new house construction that combines a number of different types of permits that would be required to construct a new single family house onto one application and collects all of the fees on one job.
5) Mechanical Permits - These are permits that are applied to cover Heating, Ventilation, Air Conditioning, Plumbing or Gas work. Unless the construction is for a new single family home or a new semi-detached home, the mechanical permits are applied for separately. They are not included in the Building Permit.
6) Electrical Permits - As of January 1st, 2011, the City of Edmonton is issuing Electrical Permits. Unless the construction is for a new single family home or a new semi-detached home, the electrical permits must be applied for separately. They are not included in the Building Permit.
Inspections are done throughout the project to verify each stage of work has been completed to code.
