Garage or Carport (Detached from Home) Permit

Builders constructing a detached garage or carport must obtain development and building permits and if the construction involves mechanical work, the appropriate mechanical permits.

 

About the Service

The development permit regulates where on the property the garage or carport can be located, and the building permit regulates design and construction.

If the construction also involves mechanical work, separate permits must be applied for. For more information see electrical, plumbing, gas and HVAC Permits.

If your garage construction involves either a garage suite or garden suite, different regulations and application forms apply to this work. Garage and garden suites are treated similar to new house construction, where the fees are determined by the square footage of the building.

Zoning Regulations

Guidelines for the detached garage or carport's height, location, distance from property lines etc. will vary depending on what zoning your property has and what overlay schedules apply to that property.

To verify the zoning of a property, please visit our office (see address below) or do an address search on the Edmonton Maps Application.

If the address is identified as being part of the Mature Neighbourhood overlay, you will need to follow the guidelines as explained in the
Mature Neighbourhood brochure rather than the Detached Garage Brochure.

These guidelines are for properties zoned as RF1 (residential single family) but are not part of the Mature Neighbourhood overlay.

Gas Line

Garages cannot be built over a gas line. Contact ATCO Gas at 780-424-5222 if the buried line requires relocating.

Building Design

The Alberta Building Code regulates the structure's construction and safety. Please direct all related inquiries to a Safety Codes Officer at our office.

Inspections

Only a final inspection is required for a garage or carport. Contact our office to arrange for the final inspection once the garage or carport is completed.

Other Related Permits

Curb Crossing Permit (if applicable) - Contact the City of Edmonton Call Centre at 311 for additional information.

NOTE: as of January 1st, 2011 the City of Edmonton is issuing the Electrical Permits.

Attach the following items and bring/send to our office:

  • Three copies of a site plan showing:
    1. Size of property
    2. Size and location of existing house
    3. Size and location of proposed garage
    4. Garage/carport distance to property lines
    5. Garage driveway location and size
  • Construction details (see application and detail form above)
  • All application fees
